Attention Jeff Stober and other nightlife kingpins! For the past month, there’s been a prime piece of real estate for lease on ultra trendy Queen West that’s got club written all over it and so far nobody seems to be biting.
Located at 1106 Queen West only a block away from the Drake, four from the Gladstone and right next door to the Social and Hanif Harji and Colbourne Lane chef Claudio Aprile’s soon-to-launch Bar Crudo, Royal Car Wash could be easily converted into the hippest joint on the strip.
Now, the first thing most developers would do with a property like this is gut the place. Wrong. Leave it just as it is, and you’ve got yourself a potential gold mine.
For starters, the site already has two large garage doors that open right onto the sidewalk. And don’t bother getting rid of the car wash equipment. Keep it as décor. In fact, keep everything — the bare concrete floors, the cinderblock walls, the giant rollers. You could even turn them on now and then for atmosphere. All you’ll need to add is a bar, a DJ booth and a couple of waterproof couches. And there’s no need to paint the exterior since Car Wash is such an obvious name. Why, there’s even a rooftop that could be turned into a very profitable 100-seat patio!
True, the washrooms need work. But think of the money you’ll save by not having to install a new sprinkler system.
