Floor plan fix: Imperial Plaza

The grand mid-century Imperial Oil building at Avenue Road and St. Clair is being restored and redeveloped by Camrost-Felcorp as the Imperial Plaza (imperialcondos.ca), with a combination of more traditional suites, two-storey lofts and penthouses. Unit 813-AA is an 880-square-foot, one-bedroom-plus-den, south-facing condo priced at $535,900. Here are its design positives and some creative ways to deal with a few tricky spaces.

Expand the feeling of space in the entryway by hanging an oversized mirror at the bottom of the stairs A.

You can go the usual kitchen island route or search out an oversized harvest table that works equally well as a prep space and as a comfy spot for big, long dinner parties B.

Take advantage of the double-height space over the living area by hanging a statement ceiling fixture C.

The split staircase is a great way to divide the den and master bedroom while keeping the second level feeling open D. If you want the office to do double duty as a second bedroom for overnight guests, install a ceiling-mounted curtain system for flexible privacy.

Use different-sized mismatched nightstands next to the bed so you can have more space to access the closet on its right side. E

Presentation centre: 111 St. Clair West (Monday to Thursday noon to 6 pm, Saturday and Sunday noon to 5 pm).
